Keep My Home Today Makes Front Page News

That's right the subject is correct. We made the front page of the Prince George's Gazette.

Earlier last week I was interviewed by a reporter for the Prince George's Gazette to give my insights of the housing and foreclosure crisis for the country, but specifically for Maryland and Prince George's County. Some of you may not know, but Prince George's County leads the state in foreclosures and has the highest rise than any other county in the last year. Rather than give away the entire article, I'll give you a summary of the article and you can then pick up your copy.

Interviewed in this article was myself and a very prominent Pastor in Maryland, Pastor John L. Weaver of The Greater Mt. Nebo, AME Church. Pastor Weaver and I met a little over a year ago and we discussed the forthcoming housing problems that we are now facing nationwide.

Much of what we discussed over a year ago as well as our personal recommendations of steps that can be taken, well beyond what our government has proposed, to overcome this epidemic are also discussed in the article.

A good portion of the article was done on Keep My Home Today and what we're doing in the community. Thanks to you, my many supporters, this recognition has become possible. Are The Non-Profit Foreclosure Prevention Agencies Really Helping

Many homeowners seek the assistance of government sponsored non-profit foreclosure prevention agencies believing they are helpful and making a huge impact in helping homeowners prevent foreclosure, but are they being misled?

Some of the non-profits I personally know are doing a good job and I have a good relationship with a few of them. Having said that, I think what's going on is a huge conflict of interest.

Reading this, now you can see my passion in doing what I do and how this foreclosure prevention being offered by the governmental non-profit agencies is an inside job front at offering real assistance.

Go figure, the Director of Hope Now sits on the board of a mortgage company that has some of the most foreclosures across the country. Who's best interest is he really going to have, the homeowners facing foreclosure or minimizing losses to the mortgage industry that are doing the foreclosing? I believe my father would say ywe're letting the inmates run the assylum.

The repayment plans that they are getting approved for homeowners, let me put it bluntly are TRASH. With any repayment plan, your monthly mortgage payments will always increase. The reason why many people have fallen behind in the first place is because of their inability to pay and increasing mortgage.

Lastly, through effective negotiations, most repayment plans can be avoided almost entirely. Some mortgage companies don't offer repayment plans because they just don't get what's going on, predatory, and obviously like losing money.

Until our government takes this nationwide problem seriously, it's going to continue to get much worse before any daylight shows.

David Still Triumphs Over Goliath Many Years Later

It's true; David is still triumphant over Goliath many years later. Most of us know this biblical story found in 1 Samuel 17.

As the story reads, Goliath is the champion of the Philistine army. He was extremely arrogant and overconfident. He begins to insult and challenge the people of Israel to send out someone to do battle with him so that he may kill them. The people of Israel were terrified of Goliath because of his size and the many weapons he possessed. It was believed that Goliath stood well over 9 feet tall. The beginning of Goliath's downfall was in not knowing that insulting the people of Israel, was also insulting God.

The most unsuspecting of all challengers came from a little teenage shepherd boy named David. With all of Goliaths size, experience, strength, reputation and weapons, he was no match for David. In this epic battle, David put a swift and permanent end to Goliath's life and reign as champion.

Goliath never really stood a chance, but because of his size, strength and many undefeated battles he probably thought he was invincible.

In the past 48 hours, I have witnessed two remarkable and modern day David & Goliath stories. They are worth sharing because of the valuable lessons in each of them. Many of us need to be periodically reminded that even if all of the odds are against us, our backs are against the wall and we're on our last breath, we can be triumphant in any situation.

In the first story, I'm sure all of you have heard about or saw yesterday's Superbowl that occurred between the New England Patriots (goliath) and the New York Giants (DAVID).

The two weeks leading up to the Superbowl, all of the so called "experts" including yours truly never gave the Giants a fighting chance to win. Let's face it, what chance could they possibly have had? The Patriots were undefeated with an outstanding record of 18 wins and 0 defeats. They pretty much walked over every opponent they faced this year. On the other hand the Giants had an average season with a record of 10 wins and 6 defeats, and barely made into the playoffs.

At the beginning of this year's season the Giants were doing so badly that the team owners considered firing the head coach. The entire world knew that the Giants had no chance of winning the Superbowl, and we all would soon be discussing how the Patriots were the second team in history to have had an undefeated season, and won the Superbowl. There was one huge problem with the scenario; someone forgot to tell the New Giants they were supposed to lose.

In yesterday's game, The New York Giants probably had the largest sports upset in football history. Each time they were counted out when the score was 7-3 at the start of the 4th quarter, then 14-10, pretty much everyone at the party I attended said it was over.

Just like the story of David & Goliath, we now all know how yesterday's Superbowl ended. An undefeated mighty champion with many weapons that everyone thought would win, were conquered by a little shepherd boy name David & The New York Giants.

Here's the second story.

A very good friend of mine for many years is facing foreclosure. Needless to say, he has also become a client. For many years, he has had a very successful business. As life would have it, like for so many other people and businesses, this economy has negatively impacted him.

Consistent with so many others I've been blessed to assist, he has a very lovely home and family. The guy is just a true friend to me in every way imagined. For nearly five months, he was hesitant and embarrassed about coming forward in sharing his financial setback with me. His mortgage company as well as his negative mindset led him to believe there was no hope. He was convinced that his home was going to foreclose and his family would be displaced.

Finally, he put his pride aside (very important step to recovery), gave me a call and told me what was going on. His mortgage was nearly six months behind and he owes nearly $50,000. Like for so many homeowners, his mortgage company told him that he would have to pay all of it to prevent foreclosure. To make matters worse because of his business setback, he currently only has about two thousand dollars in his bank account.

We've been working with his mortgage company for about 3 weeks trying to postpone the foreclosure sale which was scheduled for today. His foreclosure has been posted on the attorney's website for the last three weeks, and his mortgage company confirmed today's pending foreclosure sale.

We spoke to his mortgage company a week ago on Monday, January 28, 2008 which told us they would have an answer to our proposal by Wednesday, January 30, 2008. We contacted them on Wednesday to follow up as scheduled, and they told us that there was no record of the paperwork or proposal we sent them, and asked us to resend it. Oh, one more small detail they let us know. They informed us that the paperwork might not arrive in time for them to review it and postpone Monday's, February 4, foreclosure sale.

As I said earlier, this is a very good friend mine and I'm wondering how to tell him the news that he may be losing his house today. Well, I am very positive of what David did before his mighty battle with Goliath, I am fairly sure many players on the New York Giants did as well, we prayed for God's assistance and intervention.

Now get ready to shout. When we called his mortgage company Friday, the same lady we've been working with for the past 3 weeks, apologized and told us that there must have been some sort of a glitch or mistake in their system. She also said there was no record of a scheduled foreclosure today. Not stopping there, we also looked it up on the foreclosure attorney's website, and it is no longer posted there either.

HALLELUJAH!!! Now what can we all learn from this? In these stories, there are so many lessons and teaching points. The main thing to remember is that with God, all things are possible even if you're going down for your last breath. Never quit or give up, regardless of how difficult the odds are stacked against you, or how big and skilled your opponent or adversary may be.

I know this might have been a little long, but I believe someone needed confirmation and to hear this.

Keep My Home Today Featured In Christian News

I'm so excited about being blessed and recognized once again. Through our own prayers, hard work and the support of people just like you, we were featured in undoubtedly the most widely read and circulated local Christian newspaper "The Vine."

I met the editor of the newspaper "Tanoah Morgan" early in December 2007, and have been sharing with her what we've been doing locally and nationwide in general, but specifically how we've been trying to impact The Kingdom Of God.

Now I don't claim to be a prophet, but this lines right up with what I claimed and talked about in my New Years Eve email message that I wrote to you. This article is the evidence of my belief, not only for myself, but anyone else that had a difficult or troublesome 2007. I'm not one that believes much in coincidences, but believe that everything happens for a reason. We can impact what happens to us through our own intentions and commitments.

What exactly does this mean? Through my own difficult struggles of 2007, I made it a personal intention to have a powerful, dynamic and prosperous 2008 that was also filled with never ending inner joy and peace. So far, this intention is right on target.

So I'm thankful to many of our supportive clients and colleagues that have played such an important part on our mission. This article in The Vine Newspaper, the previous article in The Prince George's Gazette, as well as the radio show that I was a guest on a few weeks ago is evident of what that support has made possible.

One last thing before I share the article with you. Just to let you know some other things that I have on the horizon. I'm scheduled to meet with some pretty influential political figures over the course of the coming weeks. This will prove to be a huge step forward in the fight for homeownership. Many of you know of my displeasure with politicians not getting involved in the housing crisis up until recently. My intentions are to both get them even more involved, and to also present legislation to congress that will add more protections to homeowners that have experienced financial setbacks or been the victims of unscrupulous lending practices.

I ask for your prayers as well as your continued support. This is especially for you James O. You asked me to "Do It Big" this year, so hopefully I'm headed in the right direction. I'm sure you'll let me know and thanks so much for continuing to push and encourage me. You and your wife have been a blessing!

Whatever you do, please don't read this blog unless 2007 was a tough year for you and you're looking for an amazing 2008, with hopeful expectations, excitement and NEW BEGINNINGS!


It was the best of times, it was the worst of times, it was the age of wisdom, it was the age of foolishness. This is a famous quote from Charles Dickens famous novel entitled "A Tale Of Two Cities."

For so many people that I've spoken to, cried with and assisted, 2007 was really a struggle for so many folks. I might have dismissed this as just coincidence if it wasn't for that fact this was shared to me by such a diverse many people. This was shared to me from people such as a friend in Canada, North Carolina, my Pastor, business colleagues, and a dear friend of mine that is also a prominent politician.

For me personally, I experienced the death of my beloved father in October that lived 84 wonderful years. I had a bullet proof mentality when it came to my dad. Because he was such a strong man, I thought he would never become ill, let alone die. In so many ways I've probably haven't accepted that he is no longer with me, and it still troubles me greatly. I've personally had periodic bouts with low motivation, depression and frustration. Yeah, me too. If you haven't figured out by now, I'm very transparent. I've learned that one of the quickest ways of healing is through acknowledging a problem exists, and not being afraid of seeking support from loved ones. As much as my life is about helping others, I can't pretend like I always have it all together. I have my struggles and difficult moments just like anyone else.

Additionally, I also lost two very close aunts, and had one of the most taxing business years I've every experienced. What's ironic about this years business, is that our company has assisted more people than we ever have and we've created some really great relationships. Some of this I can attribute to the change in the housing industry, but the largest impact have come directly from our efforts of being known nationally, and our desire to change the housing industry to make it more favorable towards homeowners.

Too many people have suffered for far too long from unethical mortgage practices, Lenders unwilling to structure suitable repayment options for homeowners that have fallen behind, and up until recently, a government that has ignored a problem exists.

Yes, 2007 was a great struggle, but...
The number "7" in the year 2007 represents the number for completion. Completion to what you may ask. Before I answer that, here's the good news, the number "8" in 2008represents the number for New Beginnings. Rather than me writing about it, take a break from reading. You can listen to what I believe 2008 will be like for myself and many others.

News Media Adds To the Nationwide Foreclosure Epidemic

On this mornings nationally syndicated TV progam "The Today Show", co-host Meredith Vieira was interviewing a so called "financial expert" Sharon Epperson. Mrs. Epperson was giving her recommendations of where people can go to borrow more money to pay off or down debt. She related that since the price of housing has dropped in the last few years, fewer people are able to tap into their home equity for extra sources of funds.

I have multiple problems with her recommendations, and I'll mention just a few. The biggest I have with telling people that may already be in a financial hole is where to find a shovel to help them dig a deeper ditch. People facing financial concerns or setbacks don't need a shovel to dig deeper, they need a ladder to help them climb out.

Another huge problem that I have with this story is that people who are in a financial bind will in some cases be desperate and will do anything. By giving this type of information on a program like "The Today Show" gives the appearance that this advice is best for all people. I'm a huge proponent of financial education and literacy, but not telling people how to dig a deeper hole for themselves.

I'll give my recommendations of what I believe are better alternatives than borrowing money when you're in a financial bind the next time we talk. Here's a hint though. You never handle a money problem with throwing more money at it. That's all I'm going to say for now. If you want to hear more about it, just stay tuned for the next email you receive.

Have You Been Scammed By Your Appraiser Or Mortgage Company

We all know that there is a nationwide foreclosure epidemic. There are very few places in the country that are not affected. During this period a number of different scams and frauds have been reported in almost every major city.

Here's something that you might not be aware of. Your mortgage company might be one of the biggest scammers or participating in one of the biggest frauds out there. Yes that right, your mortgage company.

In a recent story reported from New York, Attorney General Andrew Cuomo is filing a suit against one of the largest real estate management companies in the country for mortgage fraud. EAppraiseit, which does many of the appraisals for one of the biggest mortgage companies in the country which is Washington Mutual.

Of course, Eappraiseit, is stating that they only did it because of mounting pressure from Washington Mutual. Here's how this fraud affects people that are facing foreclosure.

A remedy that many people attempt to stop or avoid their foreclosure is refinancing. Unfortunately many people today that are facing foreclosure have negative equity created by the mortgage programs of the last 3 years. In these situations, these homeowners owe more money than their house is worth.

The way homeowners are being scammed is the Appraisers working for some mortgage companies, are having the house appraised at a value more than it is worth. This means that the homeowner can get refinanced and a new loan. This means Washington Mutual and other companies participating in this fraud, can get rid of a bad loan and not suffer a foreclosure to its books when a homeowner can't pay.

Now if you're a homeowner, you might think so what, but read on. When your house is valued more than what its worth, a snowball of things occur.

1. Increased taxes
2. Increased mortgage payments
3. Creates a much larger economical problem down the road

If for any reason a homeowner wanted to sell the home a year or two later after refinancing, and housing values don't increase, the difference between what is owed, and the value of the home is even greater now. Mortgage companies have already gotten their money and you the homeowner are stuck with trying to sale a $300,000 home, to pay off their $500,000 loan balance.

The only way possibly this could happen is through a short sale, and no mortgage company is going to short a loan by $200,000. What's the end result you may ask? The home will "FORECLOSE" unless you bring $200,000 negative balance to the settlement table when you're trying to sell it.

The best way to prevent any of this is through homeowner education. The more eduaction anyone has, will lessen, but not eliminate the chances of something like this occurring.
